A Lovely Day

What another wonderful day it was in Roanoke today. It was sunny and, although not balmy, warm enough to stir our memory and remember way back when last spring. Yesterday I went on a listing appointment, filled out all the necessary paperwork, and took photos in preparation for the yearly spring sales rush.

I'm pleased to add a really nice starter home to what's currently on the market. Since it's not officially on the market yet, I can't say much about it. However, I think I can get away with posting this photo of a really cute little crocus.

Just recently someone said to me, "one of the guys that works for me is going to be looking at selling his home. Do you have any advice on what he should do before he even contacts a realtor?"

In the current housing market it is more important than ever to price your home correctly and have it in the best possible condition. The National Association of REALTORS offers the following tips to those thinking of putting their home on the Market:

1. "Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin."
Although I have never known anyone to actually conduct a pre-sale home inspection, it is a great idea. If repairs are needed, it gives a seller time to collect estimates and select a contractor rather than rush to finish in time for closing.

2. "Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine."
By doing so sellers can also get a head start on packing for moving too!

3. "Get replacement estimates. Do you have big-ticket items that are worn our or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin."
All I can say to this is AMEN.

4. "Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house."
I'm certain you would like the current owners of your future new home to do this for you, so why don't you do the same?

5. "Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?"

Selling your home need not be stressful. A little bit of planning in advance makes all the difference.

Guns to Hoses: Bring it on! Guns (area police officers) won the first five years, then last year Hoses (area fire fighters) took the lead. Will Hoses make it two years in a row, or will Guns take the win? If this year is the same as last, it will be an exciting game.

Pump Up the Heat (part 2)

Yes, I know that the following information is probably not as exciting as "American Idol", but sometimes information that is worthwhile is not always entertaining. If your heating system has let you down this winter and you're thinking of replacing it, you may want to read on. What is the most common type of heat pump, and how does it work? Chapter Five of The Virginia Energy Savers Handbook states that it is an air-to-air heat pump:

"The most common type of residential heat pump is an "air-to-air" heat pump which uses outdoor air as the heat source. Heat is extracted from the air by an outdoor unit that contains a heat exchanger and fan. The main disadvantage of air-to-air heat pumps is that they lose efficiency and output at cold (less than 35oF) outdoor air temperature. When this happens, operating cost increases and indoor comfort decreases because the air from the heat pump is not very warm. While this is a troublesome problem in colder regions of the country, it is not a severe problem in most regions of Virginia.
"Air-to-air heat pump systems are usually set up with a "two-stage" thermostat. As long as the temperature in the house remains within a few degrees of the thermostat setting, the heat pump operates normally. If the indoor temperature drops too low, the heat pumped by the compressor is supplemented by electric resistance heat and the
heat pump's efficiency drops considerably. For a typical home with a heat pump, the electric resistance heat comes on during two conditions: when the outdoor temperature
drops to about 15-25oF and when the heat pump is turned on suddenly when the house is cold.
"When outdoor air temperatures are below about 40oF, air-to-air heat pump outdoor coil temperature may be below freezing. Moisture in the outdoor air then forms frost on the outdoor coil. If too much frost builds up, the heat transfer to the coil is restricted and heat pump output and efficiency drops. To avoid this, heat pumps have a "defrost" cycle that uses energy from the house to warm the outdoor coil and melt the frost. Frost is not a problem with air conditioners since you never cool your home to 40oF.
"GHPs have a higher installation cost, but because they are more efficient and save money in the long term, they can represent a good investment. The cost effectiveness
of a GHP for a particular location depends, in part, on soil conditions and site layout since these affect the cost of the necessary excavation."

Pump up the Heat!

I have heard home construction professionals talk a lot about heat pumps, but I didn't know if a heat pump and a furnace were the same or if they were different. I really felt like a dummy, so I consulted Chapter Five of the Virginia Energy Savers Handbook, and it gave me all this great information:
"Heat pumps work on a completely different principle than electric furnaces. Instead of just converting electricity into heat, a heat pump uses an electric compressor that "pumps" heat from one place to another.
"Heat flows naturally from hot to cold, never from cold to hot. Water flows naturally from a high level to a low level, never uphill. Just as a water pump moves water from a low level to a high level- against the direction of its natural flow- a heat pump moves heat from a cold area to a warm area.
"Refrigerators, air conditioners, and heat pumps are all basically the same. In a refrigerator, heat is pumped from the cold freezer and refrigerator compartments out into the warmer room. In an air conditioner, heat is pumped from the cool interior of the house into the hot outdoors. In a heat pump, heat is pumped from the cold outdoors to the warm interior of the house.
"In fact, heat pump/air conditioner combinations use the same equipment for both jobs, using a flow control valve to change the direction of heat pumping from summer to winter. This ability to use the same basic equipment for heating and air conditioning is a prime advantage of heat pumps.
"A heat pump makes much better use of electricity than an electric resistance furnace. For each Btu of energy that comes into the heat pump from the electric power line, it can pump one or two more Btu's from the outdoors. In this way it
delivers two or three times more heat than an electric furnace for the same electric input.
"All heat pumps have the same basic components: a compressor which does the actual "pumping", an indoor coil which heats or cools circulating house air, an outdoor heat source which supplies heat or cooling to the system, and copper tubing that circulates high pressure refrigerant fluid between the indoor and outdoor units.
"Residential heat pumps can utilize heat sources down to 20-30oF to heat indoor air up to 80-100oF. Heat pumps can also be used for water heating.

Home Warranty Definitely Worth the Money

I received a call from a client today with great news. Thanks to the home warranty he had purchased prior to buying his new home, he was able to replace his old hot water heater. He told me he received great telephone customer service, and his hot water heater was replaced promptly.

I always suggest purchasing a home warranty for at least the first year of owning a new home. It takes some time to get to know a home, and if your home is not new construction you do not benefit from a builder's warranty. Therefore, purchasing a home warranty for previously owned homes is always a good idea.

Controlling Home Indoor Air Quality

During the cold winter months, our indoor air quality can suffer because we keep doors and windows closed. Sometimes health and safety issues can arise. According to the Energy Savers Handbook, here are some things to consider:

"Unvented space heaters give off carbon dioxide, water vapor and, when not working properly, carbon monoxide and other chemical pollutants. If you are using unvented fuel-burning space heaters, you should postpone house tightening until they are removed.

"Do you have a gas cook stove? Gas stoves give off a lot of water vapor. The oven gives off some carbon monoxide on startup and can give off much more carbon monoxide if the stove is not working properly. Gas stoves should be vented to the outdoors through a power-vented range hood. If your gas stove is not vented, you should forego extensive house tightening.

"Do your bath fans work properly? The best way to control indoor air quality is to
remove the contaminants, including moisture, at their source. Your bath fans provide an excellent opportunity to ventilate moisture and other pollutants at minimal cost.

"As part of your air sealing project, you should make sure your bath fans are working. Hold a stick of incense below the fan to see whether it pulls the smoke from the room. Try it with the bathroom doors open and closed. If the fan works only when the doors are open, you will need to undercut the doors to allow air into the bathroom. If the fan doesn't work under any conditions, you should replace it."

Homebuyer Tax Credit Expanded, Extended

In 2008, Congress enacted a $7500 tax credit designed to be an incentive for first-time homebuyers to purchase a home. In 2009, Congress increased the credit to $8000. Now the tax credit has been extended and also expanded to include current homeowners. This revised tax credit applies to purchases on contract before May 1, 2010 and close before July 1, 2010.

Frequently Asked Questions
1. What’s this homebuyer tax incentive for 2010?
Any home that is purchased for $80,000 or more qualifies for the full $8000 amount. If the house costs less than $80,000, the credit will be 10% of the cost. Thus, if an individual purchased a home for $75,000, the credit would be $7500.

2. Who is eligible?
First-time homebuyers are eligible for the full $8000. However, homeowners who have lived in their current homes for at least five of the last eight years are eligible for up to a $6,500tax credit when they purchase a new home. A person is considered a first-time buyer if he/she has not owned a home in the past three years. For married couples filing jointly, both must meet the first-time buyer criteria in order to qualify.

3. How does a tax credit work?
Every dollar of a tax credit reduces income taxes by a dollar. Credits are claimed on an individual’s income tax return. Thus, a qualified purchaser would figure out all the income items and exemptions and make all the calculations required to figure out his/her total tax due. Then, once the total tax owed has been computed, tax credits are applied to reduce the total tax bill. So, if before taking any credits on a tax return a person has total tax liability of $9500, an $8000 credit would wipe out all but $1500 of the tax due. ($9,500 - $8000 = $1500)

Selecting a Wood Stove

Has it been cold enough for you? Thinking about burning some wood to keep warm? According to the Virginia Energy Savers Handbook, "Wood stoves are available in a variety of styles, efficiencies, and heating capacities. The following are a few features to check when comparing models:

Sealed Combustion
"Wood stoves need large volumes of air for combustion and to help induce draft. This means that large amounts of household air will be needed to make a woodstove burn and draft properly. When selecting a woodstove try to purchase a sealed combustion model or one that can be modified to provide combustion air sources from outside. This is especially important if you live in a mobile home or a house with small volume. Make sure the unit is mobile home approved and certified if you are installing it in a mobile home.

Cast iron versus steel
"Some stoves are made from steel plates that are welded together; others are made from cast iron components that are bolted together. Cast iron stoves are typically heavier, take longer to heat up and hold their heat longer after the fire burns out. Neither type is inherently more efficient.

Soapstone
"Soapstone wood stoves take advantage of thermal mass principles and stores heat in the soapstone brick. Then it slowly releases the heat long after the fire has gone out. These stoves are environmentally friendly because burning a hot fire for a short time is more efficient, and produces fewer emissions, than burning a low fire for a long time. Soapstone stoves, however, are very expensive.

Fireplace inserts
"A fireplace insert is basically a wood stove designed to fit into a conventional open fireplace. Like conventional stoves, inserts may be made of cast iron or steel, and may come with or without glass doors. Some inserts have catalytic combustors, and there are some that burn pellets.

"Inserts either fit in the opening of the fireplace or protrude onto the hearth. The latter position is more efficient because the sides, top, and bottom provide additional radiant heat. Some inserts have integral blowers that circulate room air through the heater, providing enhanced heating as well as increased efficiency. The blower may be either manually or thermostatically controlled.

"In the past, most installers placed inserts in fireplaces without any chimney connections. This method, in some cases, allowed creosote to build up inside the fireplace, presenting a potential fire hazard. To prevent this, the National Fire Protection Association (# 211) now requires that inserts be installed with a connector between the appliance outlet and the first section of the flue liner.

"Fireplace inserts have one major drawback: they weigh over 400 pounds. This can be a problem when they need to be moved so that the chimney can be cleaned. However, the insert can stay in place if you install a full relining collar — a stainless steel pipe that connects to the insert and goes to the top of the chimney.

Fan-driven heat exchangers
"Many manufacturers supply stoves with fan-driven heat exchangers either as standard or optional equipment. These heat exchangers increase heat output and energy efficiency. Their disadvantages are that they make some noise and that they won't work in case of an electric power failure.

Heat reflecting glass doors
"Many stoves come with glass doors and a few manufacturers now use special heat-reflecting glass that improves combustion efficiency by keeping more heat in the stove than with conventional glass.

Convenience features
"There are a variety of convenience features available including a thermostat control that automatically controls combustion air, insulated handles for easy door opening without a pot holder, and a removable ash pan for easy ash disposal."

Home Ownership Dream Extended, Expanded

Wow! The time to buy your first home or your dream home is here for sure! President Obama signed legislation this week that not only extends the First-Time Home Buyer Tax Credit of up to $8,000 until April 30, 2010. The new tax credit also expands the credit of up to $6,500 credit to include current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

I think this is exciting news, because the tax credit benefits not only first-time home buyers who purchase homes between November 7, 2009 and April 30, 2010. It also includes current home owners purchasing a home during the same time frame. With the current high inventory of homes available, combined with low interest rates and the available tax credit, this is the ideal time to make that move-up purchase.

Who qualifies? If the purchaser or their spouse have not owned a home within the three years prior to purchase, they qualify as a "first-time home buyer". Current homeowners, who have used the home being sold or vacated as a principal residence for five consecutive years within the last eight, qualify for up to $6,500. Single-family homes, condos, townhomes, and co-ops are all qualified properties for this credit.

There are some income limits, but they have been increased. Under the Extended Home Buyer Tax Credit, which is effective on November 7, 2009, single buyers with incomes up to $125,000 and married couples with incomes up to $225,000—may receive the maximum tax credit.

Green Living and Energy Expo returns to Roanoke Civic Center

Last year I went to the Annual Green Living and Energy Expo at the Roanoke Civic Center, and in addition to lots of great information, I got some cool stuff. I got an indoor water conservation kit, I got a night light and a toilet tank leak detector, a map of hiking and biking trails, and some kid's activity books, among other things.

The 10th annual Green Living and Energy Expo returns to the Roanoke Civic Center on Friday, November 6th from 10am to 6pm, and on Saturday November 7th from 10am to 4pm. The purpose of the Expo is to educate consumers so they can save energy, save money, save natural resources, and save the environment. All About Storm Windows

It's getting to be that time of year again. Time to think about storm windows, from Chapter 4 of "The Energy Savers Handbook":

"Storm windows, if properly installed, can reduce heat loss through single-glazed windows by lowering the Uvalue and reducing air leakage. Storm windows can be mounted either on the inside or outside of the existing window. The choice between interior and exterior storm
windows is largely one of personal preference and cost.

"From an energy standpoint, they perform about the same but an interior storm window, if the existing window is still an effective weather barrier, can reduce condensation more effectively than an exterior storm window. Tight-fitting old-style wooden storm windows perform slightly better than the modern aluminum-framed combination storm/screen storm windows. This is because aluminum is a poor thermal insulator. Your house may have old-style wooden storm windows, either in use or Figure 4-7- Storm windows can be an effective
substitute for purchasing new windows if the existing window is still in good condition.

"Storm windows must be of good quality, installed properly, and have low-E glass.
stored away in the attic or basement. If so, they can provide important energy savings. The problem with these old-style windows (and the reason they're never used in new construction) is that putting them up every fall and taking them down every spring is a lot of work, particularly on a multi-story house.

"When buying new storm windows, look for quality windows with low-E glass and good workmanship. Vinyl storm windows, with lower heat loss through the frame than aluminum, are now available. Be sure to properly install storm windows and seal them effectively where the
storm window frame meets the existing window frame. Be careful not to seal the weep holes.

"It is important to examine the cost-effectiveness of purchasing storm windows. Sometimes their lower cost relative to new energy efficient windows will not justify the reduced convenience, energy savings, and home improvement value.

"Interior storm windows, sometimes referred to as "energy panels," are generally easier to install than exterior storm windows. They may be made of glass or various types of plastic. Shrink-to-fit plastic film for making temporary interior storm windows is available at many
hardware and building supply stores. This last option is the least expensive for one-time use, but generally undesirable for homeowners. The shrink-fit windows are mainly attractive to renters, who want to reduce their energy bills without paying for permanent improvements to their landlord's property.

"Always remember: your home is a system. If you do not correctly adjust and seal your storm windows when the seasons change, they might as well not be there."

Roanoke Home Search made even Better!

Back in August I told you about the best place to look for Roanoke area homes. Now the site has been made even better. Unlike other sites, all listings are "live", meaning information is always up to date with price, status, and other changes.

Back then I told you it has lots of full-sized photos, the ability to mark your favorite listings, write notes to yourself, and create your own searches. You can also have the system automatically update you by email on new listings for each search.

Doors and Windows: Energy Tips and Recommendations

Here are 11 great tips for saving energy with doors and windows:
1. "Hire a professional energy auditor to provide input, if you are in doubt, on the cost-effectiveness of purchasing new windows versus repairing and improving existing windows.

2. "If you install storm windows, be sure to buy windows with low-E glass, have them properly installed and sealed, and open/close them in the spring/fall.

3. "If you purchase new windows - be sure to buy Energy Star windows that have an NFRC label, which provides information on the energy properties of the window. Be sure that the Energy Star windows are suited for your climate region.

4. "Make sure that you compare the U-value, Solar Heat Gain Coefficient, Air Leakage, and Visible Transmittance factors that are displayed on the NFRC label before purchasing new windows.

5. "If you have high levels of condensation on the interior surface of your window glass then consider making them more energy efficient and/or reducing the relative humidity inside your home.

6. "Understand the need to control summer solar heat gain through your windows and to maximize solar heat gain in the winter.

7. "Purchase windows that have good warranties against seal failure, which will allow windows to fog and lowconductivity gas to leak and be lost.

8. "Purchase windows that have wood and vinyl frames. Do not purchase aluminum-framed windows unless they have a thermal break.

9. "Energy inefficient doors can be repaired with new weather stripping, threshold replacement and new door sweeps.

10. "If you purchase a new door, buy an Energy Star certified door that will be well insulated and energy efficient.

11. "It is always a good idea to have all new windows and doors installed by a professional. The installation process can directly impact the energy performance."

REALTOR® Safety Week: Safety out and about

The sixth annual REALTOR® Safety Week runs September 13-19, 2009. We real estate professionals have to keep personal safety in mind at all times as we show properties, work open houses, and go places where we are not always familiar. We also need to keep fire safety in mind while working in our offices.

With that in mind, some of the same information can be useful to everyone as well. Here are a few tips when going out:

Always let someone know where you are going and when you will be back; leave the
name and phone number of the person you are meeting.

Establish a distress code so if you are in danger, the person overhearing your phone conversation won't be tipped off. For example, you can talk about feeding the dog (when you don't have a dog), or talk about "the red file".

Carry only inexpensive business items (except for your cell phone). Don't wear expensive pieces of jewelry, and don't appear to carry large amounts of cash.

Prepare a situation that would require you to leave if you feel incomfortable. For example, leave something in your car that you have to retrieve, or arrange for someone to call you and you "have to leave."

I hope these tips during REALTOR® Safety Week don't add to your stress, but rather help you keep safety top of mind.

I get frustrated when I post my listings on the web. After I post the listing, I want to check it. On some of the sites it's almost impossible to find my listing, because the search parameters are poor. Also when I put price or status changes in, it can take days for the change to show up. The Coolest Sport in Town

Is you child tired of playing soccer, baseball, and football, or do they want to try something new? How about Ice Hockey? It truly is the "coolest" sport in town!

The Valley Youth Hockey Association will be having Walk-up Registration and Equipment Swap for returning players on Thursday August 8/13 from 6-8 p.m. and on Saturday August 8/15 from 10am to 12 noon at the Roanoke Civic Center.
For new players the Learn to Play program is available for online registration now in two age groups, boys and girls ages 5-8, and boys and girls age 9+.

Registration is a two-step process. Players will register both with Valley Youth Hockey Association and also with USA Hockey. Learn to Play clinics are tentatively scheduled to begin in September.

As if things weren't complicated already: Latest Changes to Regulation Z

As if things weren't complicated already, there is a recent new development in mortgage lending that may pose a challenge for lenders. There are important changes to the Federal Reserve Board Truth in Lending Regulation (Reg Z), and applies to loan applications filed on or after July 30, 2009. Lenders will have new disclosure requirements for mortgage loans.

Because this development is complex, it could result in potential delays in getting loan approval and in getting to closing. Key highlights are as follows:

• This applies to all mortgages secured by a borrower’s home, including primary and second homes and refinancings. It does not apply to investor loans.

• After someone applies for a loan, lenders must give good faith estimates of mortgage loan costs within 3 business days. This is called "early disclosure". Other than charging a reasonable fee for a credit report, the lender may not collect any fees before the disclosure is provided.

• There is a 7 day waiting period after the consumer receives the early disclosure, during which no closing can occur.

• The waiting periods may be shortened or waived for a “bona fide personal financial emergency,” but only after receiving an accurate TILA (Truth In Lending Regulation) disclosure. The Fed has stated that it “believes waivers should not be used routinely to expedite consummation for reasons of convenience.” The Fed has decided not to insulate lenders from liability, even where a consumer modifies or waives the waiting periods. (I see lenders discouraging consumers from shortening or waiving the waiting periods to protect themselves).

• The lender must provide a corrected disclosure to the borrower and wait an additional 3 business days before closing the loan if the annual percentage rate (APR) changes by more than 0.125 percent. Now more than ever it is important for any fees to be as accurate as possible, because the APR includes not only the interest rate on the loan, but certain other costs related to settlement that would call for a corrected TILA disclosure.

Ouch! That Hurts!

Today I got my feelings hurt, but it wasn't on purpose. The person who did it is the nicest, most polite person I think I have ever met. In their enthusiasm and excitement, they announced their upcoming move to a new home. I'm pleased for them, but I also wondered, "Why didn't they call me to help them through the process?".

I confess to a little chest pain as I got the news. As a former corporate trainer, I used to teach others how to deliver superior customer service. I give it my all every single time with every single client I work with. My work is not just work, it is who I am! Therefore, I can't help but take it personally when someone I know doesn't ask me to help them buy or sell their home.

Possibly this person did not want me to know their personal situation. I can understand that. Many do not realize that I hear all kinds of things regarding marital status, financial status, and other personal information on a regular basis. Most aren't aware that I am ethically bound not allowed to reveal sensitive information about my clients, because it could compromise their home sale or purchase. I wouldn't do that sort of thing, anyway. I'm just not that type.

Perhaps they have a good relationship with another REALTOR they trust. If so, I have no problem with that. In fact, I hope that is the situation. My mind played over other various reasons as to why I wasn't called. The rest of them weren't comforting to me, so I had to just let it go.

Sometimes things don't always go smoothly, and it's the nature of the home buying process. However, I do all I can to make a potentially nerve-wracking process as smooth and stress-free as possible. It pains me when I hear the various horror stories of home purchases and sales gone bad. I wish this person and their family the best, and I hope the process goes well for them.

When does "Sold" mean "Sold"?

The other day I drove through a neighborhood and saw the word "sold" above a yard sign. I'm certain that because the buyer and the seller have agreed upon a price, they are convinced the house has been sold. This is not necessarily true. So when does "sold" really mean "sold"?

A property has been sold with at least the following:
1. both parties have agreed upon price of the property,
2. the buyer has been fully approved by the bank (this is major these days),
3. a property appraisal has been completed and has been approved by the bank,
4. insect infestation and water inspections have been done,
5. the septic system has been inspected (if private septic),
6. a home inspection has been done,
7. both parties agree to what will be repaired,
8. both parties agree as to who will pay for the repairs,
9. both parties agree to terms of the entire purchase agreement,
10. a radon gas inspection has been done,
11. any title issues have been resolved.

Just for kicks, I looked up a local real estate company I was familiar with in order to gauge the quality of information. Agents whose names I had never heard of were listed there, along with some of their ages. One female agent I did know was listed as being 109 years old.

Mold, Moisture, and Your Home

"Mold is part of our natural environment and plays an important role in the natural decaying process. But molds should not be allowed to grow indoors because they produce allergens, irritants, and even potentially toxic substances. There are many types of mold which have different characteristics but the one thing that they all have in common is that none of them will grow without water or moisture. Therefore, mold can be controlled by reducing indoor moisture. If there is mold growth in the home, clean up the mold but fix the water and/or moisture problem as well, or the mold will simply return.
"Air sealing a home that has a moisture problem can very easily make matters worse. A leaky house can also have moisture problems but tightening a home without first
correcting the source of excessive moisture is a mistake. Things to look for that may be causing mold and moisture are:

• Fix all water leaks including plumbing leaks, faucet leaks, roof leaks, and any water entering the basement or crawl space.
• Clean and repair roof gutters regularly and be sure that gutters are directing water away from the home.
• Keep air conditioning drip pans clean and drain lines unobstructed.
• Be aware of excessive condensation on windows. This can be a sign of a moisture problem.
• Make sure that all vent appliances that produce moisture, such as clothes dryers, stoves and furnaces are vented properly to the outside.
• Unvented space heaters like kerosene heaters and unvented gas heaters and fireplaces produce tremendous volumes of moisture and these units should be avoided.
• Seal all thermal bypasses that can move warm air through the house and cause moisture to condense on cooler surfaces.
• Use air conditioners and dehumidifiers when needed.
• Make sure that all bathroom and kitchen exhaust fans are working properly or open windows when needed.
• Be sure that your walls and attic are insulated properly. Gaps in insulated areas can cause moisture problems.
• Have your duct system inspected for moisture and mold growth. A leaky duct system can result in moisture condensation and mold growth. The duct system will then
distribute the mold and moisture throughout the house.
• Check the relative humidity in your home. Kits and meters for measuring humidity levels are sold in hardware stores and in home electronics stores. Relative humidity
should be between 30 and 60% when the house is heated or air conditioned. If it is greater than this, find the source of the excessive moisture. (Be sure that you are not overusing a humidifier in the home.)
• In some summer weather, high humidity levels are unavoidable without air conditioning. In very humid summer weather you should be on the alert for mold and
mildew growth."

Shade east and west windows
"A variety of shading devices can be used to control unwanted summer sun through east-and west-facing windows. The choice typically boils down to personal preference and cost. Some examples are deciduous trees, porches, awnings, or exterior shade screens.

Install solar control films or screens
"Special reflective films can be applied directly to windows and skylights to control summer sun. Though effective, they are sometimes aesthetically objectionable
because of their shiny appearance.

Close reflective drapes or blinds
"If you can't easily shade the outside of your east and west-facing windows from the sun, your next best solution is to close sun-reflective blinds, drapes, or moveable window insulation on the inside of the windows during sunny days. To be most effective, the outer surface of these shades must be a light color.

Window Replacement
"Deciding whether or not to replace old windows can be a difficult decision. Certainly new windows will be much better energy performers if high-performance, air-tight models are selected. But the cost of window replacement is rarely justified by energy savings alone. Replacement usually only makes sense if your existing windows are rotted or otherwise in extremely poor shape.
"If your windows are in good shape or easily repairable (new glazing, replacement of broken panes, repainting, etc.), you will probably be better off keeping them and adding separate exterior storm windows or interior energy panels. A professional energy auditor or home performance contractor can help you decide whether window replacement is justified. Be wary of making the decision based on recommendations from someone (typically a distributor of storm or replacement windows) who stands
to make money based on your choice."

Selling your Home? Can we Talk? (part 2)

I promised you we would continue the conversation, and I am good for my word (or try to be). OK, so you decided to put your home on the market, or you were forced to do so. Would you like to know how to sell your home the quickest? This the the truth now, so stop reading if you don't want to hear the REAL truth. Here goes:

Price your home to sell. Your agent has probably conducted a comparative market analysis and has recommended a price range, depending on comparable recent sales. When buyer agents create a tour for their clients, they use computer generated searches. If your home is overpriced, it will not show up in the proper price range, and therefore will not get shown. Also if your home is overpriced, competing homes in your price range will in fact be larger, in better condition, and/or more recently updated, making your home look undesirable. Think twice before letting your attachment to your home overinflate the selling price.

Know your competition. Ask your agent for a list of homes in your area in the same price range as yours. Your home must be the most desirable in order to sell. Take a really good look at your home inside and outside. Make needed repairs and clean, clean, clean. Hire a cleaning service, if necessary. Declutter and depersonalize, packing away your collections and family photos. Remember, this is a product now, so think accordingly.

Be prepared to negotiate. This is a buyer's market, so be prepared to make concessions. You may not get the ideal price for your home, but then again you will probably get a great deal on your new home as well. Discuss with your agent how flexible you can be in negotiating price, repairs, and contingiencies such as closing date.

Congratulations! Now that you are a seller, go out there and find the home you really want. Inventory is high, and prices and interest rates are low. Now is the best time to find that dream home!

Selling your Home? Can we Talk?

Is your home currently on the market, or are you thinking of placing it on the market sometime soon? Are you ready for the truth about the housing market right now?

The fact is this: now is the best time in years to buy a home. In other words, if you are buying, you are in great shape. Now is a wonderful time to buy that first home or even buy the home you've always wanted. First time homebuyers are in the best position because they have no home to sell. However, even move-up buyers really aren't at a disadvantage because if they don't get top dollar when selling, they will definitely come out on top when buying. Only those who are selling but not buying will be in the worst possible position. If that's the case, I would suggest you not place your home on the market unless you absolutely have to sell.

Let's assume you have made the decision to sell. Are you ready for the truth now? First of all, when you place your home on the market, it becomes a product. No one can put a dollar value on your memories, and a buyer will never appreciate your home the way you do, at least until they live there and make their own memories. May I make a suggestion? Assuming you're buying something else, go find that home RIGHT NOW. I say this because you need to mentally let go of your current home. Unless you're ready to let go, you will not make rational decisions and you will not be able to sell your home.

Buyers, you all want to know how long a property has been on the market. Sellers, you want to know how long it could take to sell your home. How do we know what the REAL average days on market in Roanoke is, particularly when agents sometimes re-list a home after the listing expires? First I'll give you the figure, then read on if your're interested in how it was calculated.

The average days on market right now is 172 days, but the figure can change at any given time.

This is how I got that figure: Find out how many homes sold last year and how many are currently on the market. Divide one into the other, then divide 12 into it (for the number of months in the year). Then take that number and multiply by 30 (for days in the month).

Looking in phone book a real hassle!

Has anyone tried to find something in a phone book lately? First of all, I have 10 phone books of various sizes and I am afraid to throw any of them away. I shudder to think of the environmental impact of all those phone books in a landfill. Also, it seems to me I get a new one every month. Does it seems that way to you too?
Today it appeared that someone in my household has taken my trusty little brown leather address book and put it who knows where. I needed to call a doctor and, had I been able to locate my little address book, it would have been a no-brainer. Off to the phone books I went, in search of that doctor's office phone number.
In the big Verizon book, there were no business white pages, and my physician did not pay extra to be placed in a specialty area, so I was out of luck. The Greater Roanoke phone book was not much better. There were business white pages, but my doctor was not there. He was not in the yellow pages, either, but I did see my other doctors. Too bad I didn't need to contact THEM instead.
At this point I thought I could find the doctor faster under the practice name group, but I wasn't certain of the name. I opened the smaller book labeled Verizon superyellowpages. My doctor was not in the business white pages, and the practice name was there, but it was the wrong practice. He was not in the yellow pages, either. I was beginning to get frustrated, and wondered if I should just get in the car and go to the doctor's office.
Finally, I opened the Greater Roanoke area Yellow Book and, with relief, found the practice name and phone number.
For the sake of this blog post, just for laughs, and just to punish myself, I went back and was able to find the practice name in the previous three books, with the doctors name under the practice name in the Verizon books. Had I not remembered the practice name, I feel certain I would still be looking.
I believe in the free market, but isn't there a better way to find phone numbers? Don't tell me to call 411, I'm too cheap and I don't feel more confident in their ability to find numbers, either.

Real Estate Market--current trends and winning markets

"The baby-boomer generation, the largest in American history, will be buying fewer single-family homes." says John F. Wasik of Bloomberg News. I disagree to a point. Yes, as boomers near retirement, many will be selling their larger 4 and 5 bedroom homes in order to purchase condominiums, but many will be purchasing patio homes which are still considered single family homes.

Wasik also says that Generation X buyers (those born between 1965-1976) are not likely to increase housing prices, because there are less of Gen X than Boomers and they are not as wealthy as Boomers.

"The baby boomers are reorganizing their finances after a rocky decade in stocks. They aren’t buying as many second homes and vacation properties in warmer climates", says Wasik. He indentifies certain areas such as Phoenix, Las Vegas, and San Fransisco as areas where recovery will be slow. Wasik sees "more setbacks" in south Florida, and central and Southern California.

However, southeastern states such as North Carolina and areas in Texas such as Austin, Dallas-Forth Worth, and Houston are winning markets. The Census Bureau reports approximately 67,000 single- and multifamily building permits in the first quarter of 2009 were issued in the southern region. In Texas more than 20,000 were issued. If more than 120,000 permits were issued in the entire U.S. during the first quarter, then that means more than half has been issued in the South alone.

March Existing-Home Sales Slip but First-Time Buyers Rise

Existing-home sales eased in March but first-time buyers are responding to low mortgage interest rates and tax credits, according to the National Association of Realtors®.

Existing-home sales – including single-family, townhomes, condominiums and co-ops – declined 3.0 percent to a seasonally adjusted annual rate1 of 4.57 million units in March from a downwardly revised level of 4.71 million in February, and were 7.1 percent lower than the 4.92 million-unit pace in March 2008.

The Best Hot Dog in the Roanoke Valley

The high point of my job is handing over the keys to a new home. Most of the time I do it at the closing table, but today it was especially enjoyable because it happened at Ol' Mule Hot Dog Company.

Owner Lee Eubanks fixed us all up some hot dogs the way we wanted them, some with chili and cheese, some with Jalapeno peppers. At any rate they were delicious, made with quality ingredients and served on a fresh split top bun. In addition to hot dogs, homemade daily specials including Gumbo, Pinto Beans and Cornbread, and Jambalaya are available.

Enough gloom and doom.

There's a new outlook on the home-decor front for spring -- a palette of fresh blues, saucy pinks and a veritable laundry line of clean whites.

And let's not forget yellow, which Pantone chose as its top shade of the year. The company, which provides color standards to design industries, expects the public to embrace many tones of optimistic yellow for the new season. Got a little blurb in my inbox today, a company selling postcards. This is what it said:

Ice is Back!

The Roanoke Civic Center now has ice for the month of April. On Fridays WROV hosts "Rock the Ice" ice skating from 6-9 for $5.00 plus $2.00 skate rental (if you don't bring your own skates).
On Saturdays from 12-3 there is public ice skating for $5.00 and skate rental is free this month. Free ice skating lessons are also provided by Roanoke Valley Ice Advocates.
On Sundays 2-5 there is Spirits FM's "Blessed Blades" public ice skating for $5.00 plus $2.00 skate rental, featuring Christian music.

RVIA's Tranacia Arris says, "Please support these events so we can get more ice at the civic center next year, for both public events and for our hockey and figure skaters."

Housing Statistics and Current Trends

Housing inventory is up, according to the Roanoke Valley Association of REALTORS. Compared to March '08, with 1246 new listings, 6437 active listings, and 461 sold listings with an inventory of 13.96 months, March '09 has 1068 new, 6939 active, 298 sold, and an inventory of 23.29 months.
Although inventory is up, the difference between listing and sold price has changed only 1.8%. In March '08 the average list price for homes was $200,218 and the average sold price was $190,705 with a difference of 95.2%. March '09 shows the average list price for homes is now $180,524 and average sold price is $168,691 with a difference of 93.4%. These numbers may be interpreted as a reflection of falling home prices, or owners of higher priced homes may be more hesitant to place their homes on the market, thus driving the average list price down. I am inclined to go with the former view, as prices on higher priced homes are also falling.
This combination of high inventory, lower prices, and historic interest rates makes now the best time ever to either purchase that first home, or purchase a home that would have been unaffordable years ago. Let's get started! Call me at 588-5940 or email me at vera@gwynharmon.com.

History in the Making: the next housing wave

The National Association of Realtors just issued statistics for February home sales, causing Wall Street to rally in excess of 500 points. Home sales percentages were up rapidly at a rate not seen since the late 1990's, with almost half of all homes purchased in the month of February consisting of foreclosures. Add the following factors to the mix, and we are in the beginning of the next housing wave:

Large unsold home inventory. Buyers have even more choices than ever before.

Interest rates at historic lows. Although banks have tightened their lending requirements, buyers who have few problems with credit can still secure a loan with good financing terms.

Negotiating power. Sellers are more motivated than in recent years, giving buyers an edge.

Additional factors to consider are foreclosures. Although southwestern Virginia does not have a large number of foreclosures, buyers who can supply a sizeable earnest money deposit and can wait for closing can save substantially.

Finally, the federal government now offers an $8000 tax credit for first time homebuyers. This credit does not have to be repaid. Anyone who has not owned a home in the past three years qualifies, including a spouse.

Buyers who do not have an existing home to sell are in an especially good position, including the first time home buyer but also anyone seeking to purchase a second home.

New Tax Options for First Time Homebuyers

As part of the Treasury Department’s consumer outreach effort and with the April 15 individual tax filing deadline approaching, the Internal Revenue Service today began a concerted effort to educate taxpayers about additional options at their disposal to claim the new $8,000 first-time homebuyer credit for 2009 home purchases. For people who recently purchased a home or are considering buying in the next few months, there are several different ways that they can get this tax credit even if they’ve already filed their tax return.

Options to consider are filing an extension, filing now and amend later, amend your 2008 tax return, or claim the credit next year rather than this year. For more information, visit www.Recovery.gov.

A Contrast of two Southwest Roanoke County homes

In my travels today I saw two homes that I wish could have been combined into one, taking the best of both and making the perfect home.

The first home listed at $189,950. Although the bathrooms needed updating, they were large and closets were large for a home built during that time. The basement level could have been a separate home, perfect for inlaws or a large family. Landscaping was mature and neat, with a fenced-in yard. However, the street would be nerve wracking for those with small children.

The second home, listed at $209,950, has been on the market for almost a year. I wondered if it was overpriced because it looked small online. Just as I suspected, things look differently in person. It was located in a beautiful area of southwest county that was new to me, very private. As I walked in the front door, I liked the arched doorways and open areas. In the kitchen were cabinets with glass fronts. The dining area had a built in cabinet. However, the main bath was small and the bedrooms were typical for a home of that age. But what price can you put on character?
